Historical Development: From Pineapple Fields to Planned Community

Plantation Era

Before Mililani existed, the Leilehua Plateau was covered in Castle & Cooke pineapple fields. Early residents remember it as “country,” with red dirt, pineapple bugs, and cane fields stretching toward today’s Waikele.

Planning “Waipi‘o New Town” (1958–1968)

Castle & Cooke began planning in 1958, first calling the project “Waipi‘o New Town,” to turn pineapple fields into fee-simple homes for O‘ahu’s growing middle class. Its subsidiary, Oceanic Properties, worked with planners and architects to create a satellite city that would ease O‘ahu’s pent-up housing demand. Architect Al Boeke, who later created The Sea Ranch in California, served as development director. Planners called for about seven trees per home and kept driveways and parking off the main parkways, which created Mililani Town’s signature tree-lined boulevards.

Opening Day (1968)

The first 112 homes were released for sale on June 3, 1968, priced from $25,000 to $37,000. The smallest was an 884-square-foot home at $25,000, and the waiting list reached 2,000 buyers.
