Pre-Development Era: The Hawaii Kai area was initially developed by American industrialist and shipbuilder Henry J. Kaiser around a wetlands area called Kupua ("Fish pond wall") and Maunalua fishpond. Hawaii Kai or Koko Marina was dredged from Kuapā Pond starting around 1959.
Kaiser's Master Plan (1959-1961): In 1961, Henry J. Kaiser entered into a long term land lease with Bishop Estate, that would allow him to develop a large part of east Oahu (Hawaii Kai) into residential housing tracts and commercial properties. He had begun dredging, widening and deepening the Kuapa pond, which would later become canals, so that homes could be built along the waterways and boats could travel through them as well.
Historic Significance: Henry J. Kaiser and Bishop Estate announced yesterday that they were teaming up to build a fabulous $350 million resort and residential model city on the southeast corner of Oahu. The development, sweeping from Maunalua Bay around Koko Head to Makapuu Point envisions hotels, apartments, homes for 50,000 people on more than 6,000 acres of land.
Development Challenges & Success: Hawaii Kai was Oahu's very first planned community. Ironically, Kaiser had moved to Hawaii just 5 years prior, to retire. Cynic's of Kaiser's project called Hawaii Kai "Kaiser's Folly" as they began selling homes for only $18,750 and lost a lot of money on each one.
Financial Legacy: In the end, Kaiser didn't make much money on the Hawaii Kai development. "The only people who made money are the homeowners themselves. Property values have gone through the roof. But I think Mr. Kaiser would be perfectly happy with that fact."
Strategic East Oahu Position: Just 12 miles east of downtown Honolulu, Hawaii Kai is Oahu's first planned community. Hawaii Kai is located approximately 12 miles east of the Central Business District (CBD) of Honolulu.
Natural Boundaries: Immediately west of Hawaiʻi Kai along Kalanianaʻole Highway (State Rte. 72) is the East Honolulu neighborhood of Kuliʻouʻou. Eastward from Hawaiʻi Kai (Maunalua) on the same highway is the Koko Head area. South of Hawaiʻi Kai is Maunalua Bay, and north are the Koʻolau mountains.
Transportation Access:
Price Range & Diversity: You can spend between $500K, up to just under $14 million on a home here. Real estate in Hawaii Kai ranges from properties with marina access in Portlock to ridge communities like Mariners' Ridge.
Property Types & Characteristics: Hawaii Kai has a range of housing options. There are newer homes as well as older homes built in the 1960s and 1970s. The area is primarily residential, with a mix of single-family homes, townhouses, and condominiums.
Unique Marina Features: Several boat channels allow Hawaii Kai waterfront residents to have a boat docked in their backyard. There also are public boat ramps for non-waterfront residents, allowing Hawaii Kai homeowners to truly embrace the ocean-centric lifestyle.
Premium Oceanfront Communities:
1. Portlock With the development of the Hawaii Kai residential community in the 1960s, Henry Kaiser chose Portlock as the setting for his personal residence spread across 3 oceanfront parcels. This neighborhood consists of about 120 single family homes (about 40 of them are oceanfront). Portlock is Hawaii Kai's most prestigious upscale community. Most of the homes along Portlock Road were built around the 1950s.
2. Triangle (Maunalua Triangle) Often located on very sizable lots, homes were originally built during the 1940s-1970s. However, many of those homes have either been completely remodeled, or torn down and replaced with homes of much larger square footage. Part of the three prestigious oceanfront neighborhoods.
3. Koko Kai Koko Kai is located at the southern end of this area and consists of about 130 single family homes. Serene and beautiful is how I would describe this area. Features quiet residential streets with ocean proximity.
Ridge & Valley Communities:
4. Mariners Ridge Being on the ridge of the Koolau mountains, homes in Mariners Ridge enjoy sweeping views of the marina, Koko Head and the ocean. The neighborhood was developed from the lower parts in the 1970's and completed the upper section in the 1980's. It's perched along one of the ridges that make up the Koolau Mountain range, offering residents incredible views from almost every lot.
5. Koko Head Terrace The Koko Head Terrace neighborhood represents Hawaii Kai's very first single family home subdivision developed by Henry Kaiser. The very first Koko Head Terrace homes very built in 1964. Koko Head Terrace is not only the very first, but is also the largest Hawaii Kai residential subdivision.
6. Kamiloiki Located at the back of Mariner's Ridge, Kamiloiki is the very last neighborhood at the end of Lunalilo Home Road past Mariners Valley. The homes were built in the 1980s and 1990s. Kamiloiki is one of the few neighborhoods that has a school and a park named after it in Hawaii Kai.
Marina & Waterfront Communities:
7. Kealaula Kai This neighborhood has a mix of waterfront homes, where you can dock your boat and conveniently jut off into the water. Kealaula Kai is located just past the Anchorage neighborhood along the west shore at the back part of the Hawaii Kai Marina. There are only 63 single-family homes in this sub-neighborhood, and they were all built between 1985 and 1988.
8. Hahaione Valley Valley community with diverse housing options and excellent access to schools and recreational facilities.
9. Kaalakei Valley Other neighborhoods sharing the same postal code with Hawaii Kai include Portlock, Kalama Valley, Mariners Ridge, Queen's Gate, and the valleys of Hahaione and Kaalakei. Residential valley development.
10. Queen's Gate The Queen's Gate gated community is across the street from the garden. Exclusive gated community near Koko Head Botanical Garden.
11. Koko Villas Koko Villas is a small enclave of homes west of Koko Head Crater and next to the Hawaii Kai Golf Course. The homes were built between 2004 to 2006. There are both 3- and 4-bedroom homes. The homes are upscale with a very uniform look with tiled roofs.
12. Kamehame Ridge Just behind Hahaione Valley and to the east of it is Kamehame Ridge. It travels high behind Hawaii Kai. Ridge community with elevated positioning.
13. Kamilo Nui & Kamilo Iki Kamilo Nui and Kamilo Iki are the areas adjacent to Hawaii Kai Drive, as you travel up Lunalilo Home Road, near the skate park. Centrally located residential areas.
Kaiser Complex Schools: Maunalua is located within the Hawaiʻi Department of Education Kaiser Complex and is home to Henry J. Kaiser High, Hahaʻione Elementary, Kamiloiki Elementary, and Koko Head Elementary Schools. The three elementary schools feed into Niu Valley Middle School, which in turn feeds into Kaiser High.
School Quality & Reputation: First-class schools, and ample recreational activities serve the community with excellent educational opportunities.
Three Major Shopping Destinations:
Hawaii Kai Towne Center: The Hawaii Kai Towne Center, anchored by Costco, is home to a variety of shops and restaurants, and hosts live entertainment and family-friendly events throughout the year.
Koko Marina Shopping Center: Neighboring Koko Marina includes 24-Hour Fitness and Kona Brewing Company, which overlooks the marina. What's really cool about living in Portlock, Triangle or Koko Kai is directly across Kalanianaole Hwy., you've got Koko Marina Shopping Center, which is where we're at now. It's a marinafront complex here on the water.

Marina Activities: This area is popular for lovers of boats, jet skiers, and parasailers. Ample recreational activities, including hiking, snorkeling, boating, jet skiing and more.
Strong Community Spirit: There is a great and glorious neighborhood culture in Hawaii Kai. The more you live here, the more you feel, see, and sense it. It's wonderful! I love that I cannot go anywhere in Hawaii Kai without seeing someone I know who wants to come over and 'talk story' with me.
Annual Events & Traditions: Hawaii Kai has many community events, including the popular Festival of Lights Boat Parade, where locals decorate their boats for the holidays and put on a parade in the marina by the Hawaii Kai Towne Center. This annual December event draws thousands of spectators.
Environmental Stewardship: Hawaii Kai is known for residents who care for their community. Organizations like Malama Maunalua and Friends of Hanauma Bay bring together volunteers of all ages to preserve Hawaii Kai's natural beauty through frequent service events, like beach cleanups.
Temperate Island Climate: Hawaii Kai's marina, temperate climate, and ample housing options make it a desirable Oahu neighborhood. The area enjoys consistent trade winds and moderate temperatures.
Unique Geographic Features: A lava rock formation on the road to the windward side of the island and the town of Waimanalo is called Pele's throne. Natural beauty enhanced by volcanic landscape.
Public Transportation: While public transportation options are available, most residents prefer to have a car so they can travel at their own convenience.
