The Oʻahu housing market continues to adjust as we move through mid-2025. July brought a mix of slower sales, more options for buyers, and shifting strategies for sellers. While single-family home sales fell slightly—down just over 7% compared to last year—condominium sales held steady. Prices also moderated, with the median single-family home at $1,075,000 and condos averaging $490,000.

Despite these softer prices, activity is far from quiet. Accepted offers rose nearly 10% for single-family homes and more than 13% for condos, showing that buyers remain engaged and ready to act when the right property appears.


Buyers: More Choices, More Time

For those in the market to buy, conditions are improving. Inventory is on the rise, with 18% more single-family homesand nearly one-third more condos available compared to last year. That means more selection and less pressure to make rushed decisions.

Homes are also taking longer to sell. The median time on market is now 20 days for houses and 50 days for condos—a notable shift from the fast-paced market of recent years. Paired with steady interest rates, this gives buyers more room to negotiate and the ability to move thoughtfully when making one of life’s biggest investments.


Sellers: Success Takes Strategy

For sellers, the current market calls for preparation and precision. While some neighborhoods like Hawai‘i Kai and Metro are still moving quickly, the broader trend is toward slower sales and fewer bidding wars. Buyers today are informed, patient, and comparing options carefully.

That means the key to success is accurate pricing and strong presentation. A well-prepared home—professionally marketed and priced right from the start—stands out and attracts the serious buyers who are still very much in the market.
